Terms and Conditions

We have some terms and conditions that are designed to ensure we comply with regulations relating to matters such as fire, health and safety, and to enhance the comfort and wellbeing of our guests. These Terms are governed by English law and apply to all Bookings except where We agree in writing other terms. By making a Booking You are deemed to have accepted these terms and conditions.

Bookings
Valid Credit or debit card details are required to secure a booking with us.

We reserve the right to pre-authorize your payment card with an amount equal to the total cost of your stay prior to your arrival.

You must be able to enter into a legally binding contract and be over 18yrs to make a Booking.

There is no reduction for temporary absence or departures earlier than booked.

Prices
All published rates include VAT where applicable (and local taxes) at the current rate.

Rates are per room per night. If You have selected supplements they will be added to the total price of the Booking. Rates do not include other costs you may choose to incur during Your stay (unless otherwise stated).

Rates quoted are correct only for the specific number of guests, nights and dates shown. Should You change the number of guests, dates or room nights, then the rates are subject to change.

Availability
In the rare case that due to unforeseen circumstances we cannot deliver Your requested accommodation, You will be offered alternate accommodation or a full refund.

Arrival and departure
Check-in is from 3PM - 9PM. Check-in times outside of those specified must be confirmed with Us prior to arrival. Latest check-out is 10:30AM

Cancellation Policy
Should you need to cancel or alter your booking, please inform us as soon as possible on 07506 523 463.

Due to the Coronavirus we have reduced the cancellation notice required to 1 full days notice

(1) If you give us more than 1 days notice, there will be no charge.
(2) If you give us less than a days notice and we are unable to re-let the room(s) you will be charged 75% of the original booking cost.
(3) If you do not inform us of your intention to cancel, we will be unable to re-let the room(s) and as a result, you will be charged with the full cost of the booking. We advise all guests to take out travel insurance, to cover against the cost of cancellation.

Payment
Our payment methods are via bank transfer (BACS), PayPal or cash. Payment the day before arrival is preferred and appreciated. Account details will be provided with booking confirmation e-mail

Liability
Other than for death or personal injury caused by Our negligence or misrepresentation, Our total liability to You is limited to the price of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will We be responsible for any indirect or special damages.

We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond Our reasonable control.

You are responsible for any damage or loss caused to Us or Our property by Your act, omission, default or neglect and You agree to indemnify Us and to pay Us on demand the amount reasonably required to make good or remedy any such damage or loss. We reserve the right to charge your card even if such damage or loss is discovered after you have checked out.

We reserve the right to terminate your Booking immediately without being liable for any refund or compensation where guests do not comply with these terms and conditions, are deemed to be a risk to health and safety, or whose behaviour the proprietors feel is unacceptable. Where complaints are made by other guests about the behaviour of individuals these will be investigated and if upheld the individuals and associated guests may be asked to leave the premises. In such instances no refunds will be given.

Data protection
We may process the information You provide to Us for the purposes notified by Us to the Information Commissioner. By making a Booking, You consent to this processing of information.

Conditions
All guests must complete a guest registration form when checking in to comply with current fire safety regulations

Smoking is not permitted, although there is a bench in the front garden which is the designated smoking area.

We do not accept pets.

We reserve the right to charge Your credit or debit card as detailed in these terms and conditions. By entering into a contract with Us, You are authorising Us to make the stated charges without any additional consent being required.

Special dietary requirements: we regret that we are not able to accommodate anyone with a serious and/or life-threatening nut or food allergy as we cannot guarantee the provenance of every item of food in our kitchen.
